You never know where your next sale is going to come from, so every lead that you get needs to be followed up on and taken seriously. Leads come from various places. Just like in the real estate market, it's all about location, location, location.

Be present where potential clients will go. You can have a great looking site, but will it be up there when house surfers search for their city and real estate on Google? If you are not, then you are allowing your competition to get your customers. You need to be wherever the music is playing.

Real Estate Marketing is very simple but has to be done right. Your search engine rankings are very important, so don't play games. Hire the right company. Also look into other ways to generate more leads. Fone Leads is a service I highly recommend. MSN Lauched its new search engine. This means that where as just a little over a year ago, you only needed to optimize for one search engine. Now, you need to balance your optimization techniques because now you are optimizing for three search engines.

More importantly to note is that even with three different algorithyms, the market share for each search engine has not changed significantly.

What this is telling us is that we need to optimize for all the major search engines because no one search engine is going to dominate anymore. Luckily we only need to optimize for three...for now. I wouldn't be surprised if aol launches there own search engine in the next year which would mean we then need to optimize for 4 different search engines.

more later.....

Templates vs. Custom websites

Hello All,

As I stated before, I am going to use the next few posts to discuss internet marketing programs which may affect your ability to be successful online.

The most important of these decisions you make is the type of website you choose. Should I buy a templated website which has many of the tools you need aleady included or have a custom website designed from scratch. Both of these types of websites offer advantages and disadvantages.

A templated website will NOT maximize your ability to attract customers through search engines when it comes to organic rankings. It is a great site if you are planning on driving traffic to your site through your offline advertsing or through an integrated PPC(pay per click campaign). There are many reasons for this...the main one being that Google likes unique content and if it sees that you have a mass produced website, it won't rank your site in it's search results.

You can, with alot of work get it ranked in Yahoo, but any SEO company who would take you on as a client and promise you rankings using a templated site is talking nonsense. Before I fully understood the workings of the search engines, I took on a few clients with templated sites and I have only been able to rank one of them....and that is after a year and a half of work.

A custom site however is just that...custom. It is built in very clean code, has unique content, and optimized correctly, will rank in the search engines. It may not offer all the tools built into a templated website, but its main purpose is to get first page rankings in the search engines so that people will contact you. The only additional tool it needs in the website is an IDX provided by your local board. This allows the consumer on your site to search for all available listings for sale which is reall all they want to do anyway.

So you can see, each option offers benefits. What you have to decide as a REALTOR® is what you want your website to do for you.

Talk to you all next week.

The changing real estate marketplace

It is amazing the number of theories that are on the web in regard to how to be successful. As a REALTOR®, it is important to note that unless you are going to base all your efforts on generating business on the web, you shouldn't expect more than 10%-20% of your business from the web. And that is only when you have a properly integrated internet marketing program.

Most REALTORS® have a website which doesn't generate business for them. That is because they believe a website will automatically get people to call them. What you have to realize is that a website is no more than an online brochure. Nothing more. Most of the successful real estate website companies who had success a few years ago, are not successful now. Why you ask. Because now the competition to market a site and get it ranked is a very competitive business. It wasn't a few years ago.

To get a website to generate business, you have to market the site. Over the coming months, I will review some of the various sales pitches that are out on the market. Some work, some don't, some are outright scams.

In the meantime, nothing beats face to face time with a client.

New Real Estate Industry Forum

We have just started a national real estate forum for the real estate industry.
